Overview
Guernica Condo is a residential building in Miami. I developed its private portal for owners and residents, with an administration dashboard for the association: each unit has its own assessment model and balance, residents can pay online and view documents, and the community communicates through announcements and channel-based forums.
The challenge
Condominium management depends on having up-to-date information: who has paid, who owes money, what was approved at the last meeting, and what work is planned for the building.
The association managed assessments in spreadsheets, sent notices by email, and kept meeting minutes and regulations in separate folders. Residents—many of them Hispanic, along with other English speakers—had no single place to view their balance or make payments.
The solution
I built the portal with Laravel 12, Vue 3, and Inertia, with these modules:
- 01
Units and assessment models
Each apartment with its owner, maintenance and reserve assessment model, and payment due date.
- 02
Billing and payments
Monthly assessments generated by period, online payments through Stripe, manual payments recorded by the administration, and delinquent balances.
- 03
Special assessments
Extraordinary charges approved at a community meeting and divided into payments by unit.
- 04
Resident portal
Balance, payment history, payment methods, and the next meeting displayed on a dashboard.
- 05
Documents
Regulations, meeting minutes, budgets, forms, and certificates organized by category and year.
- 06
Community
Priority announcements and a channel-based forum for questions, maintenance, events, and buying and selling.
- 07
Invitation-based access
Roles for administrators, owners, and tenants, in Spanish and English.
The result
The condominium moved from spreadsheets and scattered emails to its own portal:
For residents
They can view their balance, pay online, and find any document without requesting it from the administration.
For the administration
It can see which units are current, record payments, and issue special assessments in minutes.
For the community
Important notices reach everyone, and conversations stay organized by topic.
