Software and CRM forreal estate offices

A real estate office runs two businesses at once: selling or renting properties, and managing the ones it already looks after. That usually ends up split between a generic CRM, spreadsheets for owner statements and a WhatsApp group for maintenance.

I build real estate software that brings those pieces together: the property inventory, the sales pipeline, lease contracts, rent collection, overdue balances and what each owner gets paid. I built it end to end in Múdate, a multi-company platform where each office turns on the modules it needs and keeps its data separate.

What it solves

Problems that go away.

01

Overdue rent is checked by hand

The system calculates late balances, sorts them by age and tells you who to call first.

02

Owner statements take days

Each monthly closing produces what the owner receives, with commission, deductions and a statement ready to send.

03

Leads go cold

Every contact enters the pipeline with an assigned agent, a next step and matching available properties.

04

Nobody knows where a repair stands

Each request has an owner, a status, a cost and who gets billed for it.

What's included

Everything it needs to work.

How I work

Business first, code second.

I start with the money trail: what gets collected, from whom, when the owner gets paid and what is deducted along the way. That part shapes the rest of the system, because it is where an office loses the most hours and makes the most mistakes.

Then come the inventory and the sales pipeline. The system ships in modules, so your team starts using collections or the CRM while the next part is being built. If you work in Excel or another program today, I migrate properties, contracts and balances so you don't start from zero.

FAQ

What clients usually ask me.

Is a generic real estate CRM better than a custom one?

If you only need to list properties and follow up with contacts, a generic one is enough. Once you also manage rentals, pay owners and track collections, every office's rules differ so much that your own system ends up cheaper than bending your operation to someone else's software.

Can more than one office or company use it?

Yes. Múdate runs as a multi-company platform: each office sees only its own data, with its own users and permissions, on the same installation.

Can it connect to the listing sites I use?

It depends on what each site allows. When they offer an integration, listings are published from the system; when they don't, it generates the file or format they ask for.

What happens to the data I already have?

It gets migrated. Properties, owners, tenants, active contracts and balances move into the new system before you start using it.

Does it work for managing a condo or HOA?

Yes, it's a close fit. For Guernica Condo in Miami I built a resident portal with dues per unit, online payments, documents and announcements.
